* 6 month tenant guarantee strictly waives the lease fee for placement of a new tenant once the prior tenant has vacated and only applies to fixed term leases of 12 months or more in which the tenant recommended by us was placed and has breached their lease agreement. Guarantee does not extend beyond waiver of the new lease fee. Items such as property damage or the cost of eviction are always the responsibility of the property owner. The purpose of the 6 month guarantee is to stand by our thorough screening process and recommendation by placing another tenant free of charge, should the original tenant recommended by us breach the lease agreement. There is no such thing as being able to guarantee that a perfect tenant can be placed in any property, at any time, by anybody. The possibility of placing a bad tenant is an inherent risk of being a landlord and final tenant selection is always the property owner’s sole decision.
